Selling a home is a huge emotion stress, not just for sellers but the pets also feel it. With packing and cleaning so many things going on it is easy to skip dog walks and let the doggie run in the yard. When the buyer walked the home & yard you had shown it as a immaculate home. However when the final walk thru comes the buyers discovered the home was left behind not just with dog hairs & uncleaned bathroom but also doggie poop in the backyard.

The seller who is now moved on with their life and settled into their new home does not care or is ignorant of what the term in the contract means “Property must be delivered broom clean”. According to them all the personal belongings were removed and nothing was left behind. Home is now cleaned….which also meets their standard of cleaning.

Not so fast Mr.Seller you are obligated under Northern Virginia Regional Sales Contract to provide the home in the condition it was either at the time of home inspection or initial buyers visit plus the property to be delivered in broom clean condition. The dog poops were not part of the convey sheet items or listed at the time of home inspection so YES you have to clean up and provide the home in a broom clean condition where you scrub the toilets & wipe the counters.
